Documents needed for a business loan when you need it fast

The documents needed for a business loan, sorted by what a fast property-secured lender asks for first, what can follow later and what you can skip entirely.

The short answer

For a fast property-secured business loan, the core documents are photo ID for every borrower and guarantor, your ABN or company details, the security property's address with a recent rates notice, a current statement for any loan already on the title, your estimate of what the property is worth, and proof of your exit. No valuation is needed. Full financials and tax returns are often not needed in low-doc scenarios.

  • Property-secured lenders need far fewer documents than banks
  • ID, title details, existing loan statements and exit proof come first
  • Financials are not always needed when the property and exit carry the deal
  • One tidy email of clear PDFs can save a full day

The documents needed for a business loan depend on what the lender is relying on. A bank relying on your profits wants years of financials, tax returns and forecasts. A fast property-secured lender relying on the property and a clear exit needs a much shorter list: who you are, what the security is, what’s already owing on it, and how the loan gets repaid. Have those ready and approval can happen the same day.

We have been funding Australian businesses since 2004. This is the list we actually work from.

What documents are needed for a business loan in Australia?

For a mainstream business loan, lenders usually ask for identification, a business plan, financial reports including cash flow statements, financial forecasts, lease agreements and your personal financial information. That’s the list business.gov.au gives, and it’s what a bank will expect.

For a fast, property-secured loan the list is shorter because the decision rests on different things. Here is the comparison.

Document Bank business loan Fast property-secured loan
Photo ID for borrowers and guarantors Yes Yes
ABN, ACN or trust details Yes Yes
Two or more years of financial statements Yes Often not needed
Tax returns and notices of assessment Yes Often not needed
Business plan and forecasts Often Rarely
Property address and recent rates notice If secured Yes
Statement for any loan on the property If secured Yes
What the property is worth Bank-ordered valuation Your estimate; an appraisal or nearby sales help, no valuation needed
Proof of the exit Rarely Yes
Recent business bank statements Yes Only for unsecured funding

What does a fast lender need first?

A fast lender needs five things first, and they’re usually sitting in your email or filing cabinet already.

1. Identification

Current photo ID for every borrower, director and guarantor. A driver licence or passport is standard. Make sure it hasn’t expired, because an expired licence stops verification cold.

2. Entity details

Your ABN, and if you trade through a company, the ACN and the names of the directors. For a trust, the trust deed and any variations. A partnership may need its agreement.

3. Property details

The address of the security property, a recent council rates notice and the names of the registered owners. If the property is owned by someone other than the borrower, they will need to be part of the deal as a guarantor or co-borrower.

4. Existing loan statement

A recent statement for every loan secured on that property. This shows the lender, the balance and whether there are arrears. It decides how much equity is available and how the new loan will be structured.

5. Exit evidence

Whatever proves how the loan will be repaid: a contract of sale, an agency listing, a refinance approval, a signed contract or progress claim, a lodged tax return showing a refund. Our business loan exit strategy guide lists what works best for each type of exit.

When do you need financials?

You need financials when the loan is being assessed on the business’s income rather than on the security and the exit. Banks always want them. Unsecured lenders want bank statements at minimum.

With a property-secured loan, there are many scenarios where no business financials are needed at all. If the property has solid equity and the exit is contracted, the books are a secondary concern. This is the heart of fast low doc business loans: the security and exit carry the deal, so behind-schedule tax returns don’t hold you up.

What extra documents apply to particular situations?

Some situations need one or two extra papers. Knowing them in advance saves a round of back and forth.

  • ATO debt: a current statement of account from the ATO portal. Be upfront: business tax debts of $100,000 or more that are more than 90 days overdue can be reported to credit bureaus if you’re not engaging with the ATO, so it may show up anyway.
  • Buying a business: the signed sale agreement and settlement date.
  • Property purchase: the contract of sale and deposit receipt.
  • Construction or contract work: the head contract and the latest approved progress claim.
  • Unsecured cash-flow funding: six or more months of business bank statements.

Can you apply before every document is ready?

Yes. Apply as soon as you know the amount, the property and the exit, and send the documents as you gather them. We can usually give an in-principle answer on the facts alone, and that tells you exactly which papers matter for your file and which you can skip. What you shouldn’t do is wait a week to collect a full bank-style pack that a property-secured loan doesn’t need. Start the conversation, then fill the gaps.

How should you send your documents?

Send everything together, as clear PDFs with sensible file names. A lender working an urgent file can assess a complete pack in one sitting. A drip-feed of photos across three days turns a same-day answer into a weekly one.

  1. Scan or photograph every page flat, in good light, with no cropped edges.
  2. Save each document as a PDF named for what it is, such as “Rates notice 12 Smith St”.
  3. Put them in one email or upload, with a two-line note on the amount, purpose and exit.
  4. Keep your phone nearby for the first few hours after sending.

Our fast business loan readiness checklist turns this into a tick-box list you can work through in about half an hour.

Illustrative example: same deal, different speed

Illustrative example: two builders each need $300,000 to cover wages and materials while a large progress payment works through the head contractor’s system. Both own homes with good equity.

The first sends ID, ABN, rates notice, a mortgage statement from last month and the approved progress claim in one email at 9am. Approval comes that afternoon, documents go out the next morning and the loan settles two business days later.

The second sends ID on Monday, finds the mortgage statement on Wednesday, discovers his licence expired last month and sends the progress claim on Friday. Same lender, same deal, but funding arrives the following week. Nothing about the second builder’s risk was worse. The paperwork was just slower.

That gap is exactly what our guide to getting a business loan fast is about.

What documents can slow everything down?

The documents that cause the most delay are the ones that don’t match. A loan statement that shows a different balance to the one on the form, a trust deed missing a variation, or a property in a name nobody mentioned. Each one forces a pause while it’s sorted out. Our page on what slows down a business loan approval covers the full list.

When your core five are ready, send through your enquiry and we’ll tell you if anything else is needed. You can see every loan type we write on our products page, or read more guides on the blog.

Documents needed: your questions answered

Do I need an accountant's letter for a fast business loan?

Not usually for a property-secured loan where the exit is clear. An accountant's letter can help in some low-doc situations, for example to confirm the business is trading and its tax lodgements are current. If we need one we'll say so up front, so you can ask your accountant early instead of waiting on them later.

Can I send photos of documents instead of scans?

You can, as long as every page is complete, flat, in focus and readable. Cropped edges, glare and missing pages are the most common reasons a document gets sent back. A free phone scanning app that saves to PDF is usually the quickest way to get clean copies.

Why do you need a statement for my existing mortgage?

It shows exactly what's owing on the property and who the lender is. That decides how much equity is available, whether the new loan sits as a first mortgage, second mortgage or caveat, and whether any payout or consent is needed. An out-of-date balance is a common cause of last-minute changes to the loan amount.

What ID do guarantors need to provide?

The same as borrowers: current photo ID such as a driver licence or passport, plus details for identity verification. Guarantors are usually also asked to get independent legal advice before signing. Having guarantors ready and available on the day documents go out is one of the simplest ways to avoid a delay.

Do you need my personal tax returns?

Usually not for a short-term, property-secured loan. They come into play when a loan is assessed on income rather than on the security and the exit. If your situation needs them we'll ask, but most fast files settle without them.
