General business loans

Business loans for any purpose, funded fast

Business loans for any purpose: stock, tax, wages, equipment or a deposit. $20,000 to $5m secured by property, with same-day approval common on clear files.

The short answer

A business loan for any purpose is a general business loan you can spend on whatever the business genuinely needs, from stock and wages to a tax bill, a deposit or equipment, without fitting a narrow product. BizLoansFast lends $20,000 to $5,000,000 against residential or commercial property. We need to know what the money is for and how it will be repaid, and same-day approval is common once the security and exit are clear.

  • One loan can cover several business needs at once
  • The purpose must be a business one, then it's up to you
  • Property security means we don't need a different product for each use
  • The exit matters more to us than the shopping list

Business loans for any purpose are general business loans that aren’t tied to one use: the money can go wherever the business genuinely needs it, as long as there’s a clear way to pay it back. We secure them over residential or commercial property, lend anywhere between $20,000 and $5,000,000, and frequently approve on the same day you get in touch. You tell us the purpose in plain words, and we build the loan around it.

Can you get a business loan for any purpose?

Yes, as long as the purpose is a business one and the loan has a realistic exit. Banks tend to split lending into separate boxes: an overdraft for cash flow, equipment finance for machinery, a commercial loan for premises. Each box comes with its own forms, its own credit team and its own wait.

A property-secured general business loan cuts through that. Because the security is real estate rather than the thing being bought, we don’t need to value a forklift or check stock levels to lend against them. The property protects the loan; the purpose tells us why you need it; the exit tells us when it comes back. That’s the whole framework, and it’s why one loan can fund three or four different needs at once.

It also suits how Australian small business lending already works. The Reserve Bank’s October 2025 review found unsecured lending has stayed below 5 per cent of SME credit, and that loans secured by residential property are on average about four and a half times the size of loans secured by other assets. Property is what unlocks meaningful amounts. Once it’s in place, we don’t need to second-guess every line of your spending plan; we need to understand it, check it’s for the business and see how the money comes back.

What are general business loans used for most often?

The most common uses are stock, tax, wages, equipment, deposits and bridging a timing gap. The table shows how each tends to be structured and repaid.

Purpose Usual security Typical exit
Buying stock ahead of a peak season Second mortgage or caveat Sales through the peak
Clearing an ATO debt Second mortgage Refinance or business profits over the term
Covering wages while a big client pays late Caveat The overdue invoice
Equipment, vehicles or fit-out First or second mortgage Refinance to longer-term finance
Deposit on premises or another business First mortgage or caveat Settlement and a long-term loan
Gap between buying and selling property First mortgage or caveat Sale of the existing property

For the specific cases, we have dedicated pages: buying stock, asset and equipment funding and paying a tax debt. Everything else sits on the products page.

What doesn’t count as a business purpose?

Personal and household spending doesn’t count, including a holiday, a family car, school fees or a renovation on your own home that isn’t for the business. That’s the one firm line. Because the National Credit Code is aimed at consumer borrowing, a loan taken mainly for business use sits outside it, and that’s one reason business lending can move faster.

Grey areas are usually easy to sort out on the phone. A home office fit-out for a business run from home, a ute used on the tools every day or a director’s loan account being squared up are all business needs if the paperwork supports them. When in doubt, ask; we’d rather know before the documents are drawn than after. As part of the application you’ll sign a short declaration that the funds are mainly for business use, so it pays to be precise. If part of what you need is genuinely personal, keep it out of this loan and fund it some other way.

How does the purpose change the loan structure?

The purpose mainly changes three things: how much you need, how long you need it for and which kind of security registration works best. A one-month gap before an invoice is paid suits a caveat, which is quick to lodge and easy to remove. A twelve-month runway to refinance a tax debt suits a second mortgage. A large sum to buy premises or pay out an existing lender often needs a first mortgage.

Purpose also decides who gets paid at settlement. If the loan is clearing a creditor, we pay them directly so the debt is gone the same day. If it’s buying equipment, we can pay the supplier. If it’s working capital, the funds go to your business account. Paying third parties directly isn’t about control; it gives you evidence the money did what it was meant to, which helps when you refinance later.

How do you show what the money is for?

You show the purpose with a document that matches the amount. It doesn’t need to be formal. This is what usually works:

  1. For a supplier or stock purchase: a quote, purchase order or pro forma invoice.
  2. For a tax debt: a current ATO statement of account or the letter showing the balance.
  3. For wages or cash flow: the overdue invoices you’re waiting on and a recent business bank statement.
  4. For a deposit: the contract or heads of agreement and the date the deposit is due.
  5. For refinancing: the current lender’s payout figure.

If the loan covers several needs, list them with rough amounts. A short schedule, written in your own words, is enough. When you’re ready to send it, enquire online in about a minute and attach what you have.

Does the purpose affect how fast the money arrives?

The purpose affects speed only when it adds a third party. A loan for working capital paid into your own account can settle in a day or two. A loan paying out another lender depends on how fast that lender produces a discharge figure. A loan for a deposit depends on the contract terms and the other side’s solicitor.

The fast business funding uses that settle quickest are the simplest ones: stock, wages, an overdue supplier, a tax payment. Approval is often the same day, funds can land within 24 hours on a clean file, and most settle within a few business days. If time is the deciding factor, read our guide on what slows down a business loan before you apply.

Illustrative example: one loan, three jobs

Illustrative example: a regional transport company needs $300,000 for three things in the same month. A $110,000 tax debt has a final notice, a second-hand prime mover at $140,000 is available at a good price, and $50,000 is needed for fuel and wages while a large freight customer pays its 60-day invoices.

The bank offers to look at the truck under equipment finance in three weeks and suggests a separate conversation about the tax debt. Instead, we lend $300,000 by second mortgage over the owner’s commercial yard. At settlement, $110,000 goes to the ATO, $140,000 to the truck seller and $50,000 to the business account. The exit is a refinance to a long-term commercial lender in eight months, once two clean BAS quarters are lodged.

The figures are round and for illustration, but the point stands: one security, one approval, one settlement, three problems solved.

Why does the exit matter more than the purpose?

The exit matters more because it’s how the loan gets repaid, and a short-term loan without a believable repayment event is a problem waiting to happen. Purpose explains the need; exit proves the plan. We’ll fund almost any legitimate business purpose with a strong exit, and decline a sensible purpose with no way out.

Good exits have a date and a source: a property sale already listed, a refinance with a lender who has seen the file, a contract payment on a schedule, a tax refund lodged, a seasonal peak that happens every year. Our guide to business loan exit strategy walks through how to build one.

On price, keep it simple: short-term private funding costs more than a bank facility. It’s the right tool when speed and flexibility are worth paying for, and the exit is what keeps that cost short.

General business loans: your questions answered

Do I have to spend the whole loan on what I said in the enquiry?

You should spend it on the business purposes you disclosed. If plans change before settlement, tell us so the documents match. After settlement, moving some funds from one business need to another, such as from stock to wages, is normal. Using business loan money for personal spending isn't, and it can create problems with the loan terms.

Can a general business loan pay out another business loan?

Yes. Refinancing a costly or maturing business debt is a common purpose. We pay the old lender directly at settlement so the discharge happens on the same day. It's worth comparing the full cost of both loans first, including any break costs on the old one, so the switch actually leaves you ahead.

Can I combine a business purpose with buying a car for the business?

Yes, a vehicle used in the business is a business purpose. Many owners fold a ute, van or truck into a larger property-secured loan rather than taking separate vehicle finance. Separate asset finance can still make sense for long-life equipment, so we'll tell you which is cheaper for your situation.

Do you lend to trusts and partnerships for general purposes?

Yes. Companies, trusts, partnerships and sole traders can all borrow. With a trust we need the trust deed to confirm the trustee can borrow and give security. With a partnership, every partner who owns the security property needs to sign. These checks are routine and quick when the documents are to hand.

Is there a minimum amount for a general business loan?

Our secured loans start at $20,000. For smaller needs, a trading business may be better served by short-term unsecured cash-flow funding, which starts lower and is worked out from your account turnover. We'll point you to the option that fits the amount rather than stretching a product that doesn't.
