Bad credit business loans

Fast bad credit business loans in Australia

Fast bad credit business loans for owners with defaults, ATO debt or a bank decline. Property security and a clear exit decide the deal, not your score.

The short answer

Yes. You can get a fast business loan with bad credit in Australia when you have residential or commercial property to offer as security and a believable way to repay. BizLoansFast lends $20,000 to $5,000,000 by first mortgage, second mortgage or caveat. Defaults, old ATO debt or a recent bank decline don't rule you out, because the property and the exit carry the decision, and approval often comes the same day.

  • Defaults, judgments, ATO debt and bank declines are assessed, not auto-declined
  • The security property and the repayment exit drive the decision
  • No credit check just to find out where you stand
  • Same-day approval is common on clear files; funds can land within 24 hours
  • Tell us the whole credit story up front and the answer comes faster

Fast bad credit business loans are short-term business loans secured by real property, where the lender weighs the property and the payback plan ahead of any credit score. If you own residential or commercial property (or a director or guarantor does), a default, a judgment or an old tax debt is something we weigh, not a wall. BizLoansFast has been lending this way since 2004, from $20,000 to $5,000,000, and a same-day answer is normal when the file is clear.

Can you get a fast business loan with bad credit?

Yes, provided there is property equity to secure the loan and a realistic way to repay it within a short term. Banks run applications through scoring models first, so a single paid default from three years ago can stop a file before a person ever reads it. We work the other way around: we look at the title, the existing debt on it, what the money is for and how it comes back, and only then at the credit file to understand the history.

That doesn’t mean credit is ignored. A file full of fresh defaults with no explanation tells us the business is still in trouble. A file with old problems, a reason behind them and a clear fix tells us the owner has dealt with it. The second file gets funded far more often than people expect.

What counts as bad credit to a private lender?

Bad credit, to us, is anything that would stop a bank saying yes quickly: defaults, court judgments, a history of late payments, overdue tax, too many recent enquiries or a past insolvency. Each one is read differently. The table shows how long common items stay visible on a personal credit report, according to the Office of the Australian Information Commissioner, and how we tend to treat them.

Credit issue How long it shows on a personal report How we usually read it
Default listing 5 years Paid and explained: minor. Unpaid: we may clear it from the loan
Court judgment 5 years Need to know the creditor, the amount and whether it’s settled
Repayment history (missed months) 2 years Context matters more than the count
Credit enquiries 5 years Many recent enquiries suggest a shopping spree or a struggle; tell us which
Bankruptcy The later of 5 years from the start or 2 years after it ends Workable once discharged, with a separate borrower and clear security

Business tax debt can also show up. An ABN holder risks the Tax Office passing its debt details to the credit bureaus once $100,000 or more has sat unpaid for over 90 days and there’s been no real engagement with the ATO about it. A written warning arrives first with 28 days to act, and the listing is removed once you pay in full or engage properly. If that notice has landed, our page on business loans for tax debt explains how to move before the deadline.

Why does property security outweigh a credit score?

Property security outweighs a score because it answers the question a score only guesses at: if something goes wrong, how does the money come back? A credit score predicts behaviour from the past. A registered mortgage or caveat over a property with solid equity gives the lender a direct route to repayment. That’s why we can lend to people the scoring systems reject.

It also explains what we look at most closely:

  • Equity. The gap between the property’s realistic value and everything already owed against it.
  • Saleability. A house in a city suburb sells faster than a specialised rural block, so the usable amount differs.
  • Exit. A sale contract, a refinance to a cheaper lender once the credit file is cleaned up, a settlement or a large invoice due on a known date.

The Reserve Bank’s October 2025 review of small business conditions found that around one in five SMEs had run into problems getting finance, with strict lender requirements and long processing times among the most common complaints. Owners with patchy credit make up a big share of the people we hear from, and it’s why bad credit business loans in Australia have moved towards private and non-bank lenders. Security-led lending exists for exactly that gap.

How do fast bad credit business loans get approved and funded?

Approval often comes the same day, and funds can land within 24 hours on a straightforward file. Most settle within a few business days. Bad credit itself doesn’t add much time; missing information does. That’s why urgent business loans with bad credit can still move quickly when the paperwork is ready. This is how a typical clean file moves:

  1. Hour 1: you send the 60-second enquiry and list the credit issues you know about.
  2. Hours 1 to 3: a lender calls, talks through the property, the purpose and the exit, and gives you an early indication.
  3. Same day: we search the title, check existing mortgages and caveats, and assess the property ourselves, with no valuation needed. An approval in principle follows.
  4. Day 1 to 3: loan documents go out for electronic signing, any existing lender’s consent is sought for a second mortgage, and settlement is booked.
  5. Settlement: funds are paid to you or directly to the creditors you’re clearing.

What drags a file out: a credit problem you didn’t mention that we then discover, a first mortgagee who is slow to consent, or a property that turns out to be worth well below the owner’s estimate. If you’re up against a hard deadline, read emergency business loans as well, and when you’re ready, start your enquiry here.

What do you need for a business loan after a default?

You need four things: a property to secure the loan, a short written explanation of the default, evidence of what the money is for, and a clear plan for repaying it. The explanation doesn’t need to be polished. Two or three sentences covering what happened, when, and whether it’s been paid are enough.

Owners often try to hide a default, hoping it won’t come up. It always comes up, and finding it late makes a lender wonder what else is missing. Owning it at the start does the opposite. It shows us you know your own position and saves a day of back-and-forth.

If the default is still unpaid, think about clearing it with the loan. Paying creditors at settlement removes a live problem, stops further collection action and puts you in a better position to refinance into cheaper finance later.

Which loan structure suits bad credit best?

The right structure depends on how much equity you have and what already sits on the title. There are three main options, and each one works with imperfect credit.

  • First mortgage. Used when the property is unencumbered or when we’re refinancing out the existing lender. It gives the strongest security, so it tends to support the largest amounts.
  • Second mortgage. Sits behind an existing home loan without disturbing it. Useful when the first mortgage has a good rate you want to keep. More on second mortgages for business.
  • Caveat loan. The fastest to put in place, because a caveat can be lodged without the first mortgagee’s sign-off. Best for short terms and tight deadlines. See caveat loans.

The full range sits on our products page. Whichever structure fits, the loan is for business purposes only, not for personal or household spending.

Illustrative example: clearing defaults and getting back on track

Illustrative example: a two-director plumbing company has two supplier defaults totalling $40,000 and a $90,000 tax debt on a payment plan that has slipped. The bank declined a working capital facility. One director owns a home worth around $1,200,000 with a $500,000 mortgage.

We lend $250,000 by second mortgage over the director’s home. At settlement, $40,000 goes to the two suppliers and $90,000 to the ATO, and the rest funds materials for a large contract already signed. The exit is a refinance to a lower-cost lender in nine months, once the defaults show as paid and the business has clean statements. Approval came the day the title was confirmed, and the loan settled four business days later.

The numbers are illustrative only, but the pattern is common: clear the live problems, fund the next job, then step down to cheaper money.

When will we say no to a bad credit business loan?

We decline when there’s no realistic exit, when the equity is too thin to protect the loan, or when the money is really needed for personal use. We’ll also say no if the business is still losing money each month and the loan would only delay the inevitable, because that leaves you worse off.

A quick, honest no is better than a slow maybe. If we can’t help, we’ll tell you why on the first call, and often what would need to change for a yes, such as reducing the amount, adding a second property or waiting until a sale contract is signed.

Be clear-eyed about cost: a short-term private loan is priced above bank money, so treat it as a bridge back to cheaper finance, not a permanent home.

Bad credit loans: your questions answered

Will a lender look at my personal credit file or the company's?

Usually both. A company borrower has its own commercial file, and directors who give guarantees have personal files. We read them together, but neither one decides the loan on its own. What matters is whether the security property has enough equity and whether the money gets repaid from a sale, refinance or incoming payment by a set date.

Can I borrow if I'm still in a Part IX debt agreement?

It's harder but not always impossible. The borrower usually needs to be a separate entity with its own property security, and we need to understand what the agreement covers and when it ends. Ring us before you complete the form so we can tell you quickly whether the structure you have in mind can work.

Does a past business failure stop me borrowing again?

No. Plenty of experienced operators have closed a business that didn't work. We want to know what happened, whether any debts from it are still unpaid, and how the new venture or purpose differs. A clean, well-equitied property and an honest account of the past go a long way.

Can I use the loan to clear the defaults themselves?

Yes, if the debts are business debts. Paying out defaulted creditors, a judgment or an overdue supplier is a common purpose. We often pay those creditors directly at settlement, which also helps prove the clean-up happened when you later refinance to a cheaper lender.

How much of my property value can I borrow against with bad credit?

Less than you could with a clean file, because the margin protects both sides. The usable amount depends on the property type, location, existing mortgages and how quickly it could be sold if needed. Our property equity calculator gives a rough guide, and we'll firm it up once we see the title.

Will applying lower my credit score further?

Not at the enquiry stage. We assess the scenario first without running a check. A credit search happens only when you decide to proceed to a formal application, so you can find out where you stand without adding another enquiry to your file.
