The short answer
A fast second mortgage is a business loan registered on a property behind the existing first mortgage, so you can borrow against your equity without refinancing or disturbing the bank loan. A private lender can usually approve it the same day and settle within a few business days once the first lender has been notified or has consented. Amounts run from $20,000 to $5,000,000, repaid from a planned exit.
- Keeps your existing bank loan, rate and terms exactly as they are
- Registered on title, which suits larger amounts and slightly longer terms than a caveat
- Residential or commercial property, owned by you, a director or a guarantor
- Low-doc options where the equity and exit are strong
| Loan size | $20,000 to $5,000,000 |
|---|---|
| Position | Registered second mortgage behind the current lender |
| Approval | Same-day decisions are common |
| Settlement | Usually a few business days |
| Credit history | Defaults and past ATO debt can be worked with |
A fast second mortgage is a business loan secured by a mortgage registered on your property behind the one you already have. Your bank keeps first place, we take second, and you get access to equity in days instead of the weeks a bank takes to rewrite a loan. We lend from $20,000 to $5,000,000 on second mortgages over residential and commercial property owned by the business, its directors or a guarantor.
It is the go-to option when the bank loan is fine as it is, the business needs cash now, and refinancing the whole lot would take too long or cost too much to unwind.
How does a fast second mortgage work?
A second mortgage works by registering a second charge on the title that ranks behind the existing first mortgage. If the property is ever sold, the first lender is paid first, then the second, then whatever is left belongs to the owner.
That ranking is why the numbers matter more than anything else. We look at what the property is worth, subtract what is owed to the first lender, and lend out of the equity that remains, leaving a sensible buffer for both of us.
| Item | Illustrative figures |
|---|---|
| Property value (warehouse with house attached) | $1,600,000 |
| Owing on the bank’s first mortgage | $720,000 |
| Equity before the new loan | $880,000 |
| Second mortgage requested | $300,000 |
| Total secured debt after settlement | $1,020,000 |
Those numbers leave a healthy cushion. If the request had been $750,000, the cushion would be too thin and we would talk about a smaller amount or a different structure. Our property equity calculator lets you run your own figures before you call.
Can you get a second mortgage without refinancing first?
Yes, and that is the main reason people choose one. You leave the bank loan untouched, so there are no break costs, no new bank application and no risk of the bank deciding to reprice or reduce your existing facility while it reviews you.
Refinancing the whole debt to free up equity sounds tidy, but in practice it can mean a full bank credit assessment, updated financials, a fresh valuation ordered by the bank and a settlement date weeks away. According to the Reserve Bank’s October 2025 Bulletin, around one in five SMEs had difficulty getting finance, with strict lender requirements and long processing times among the most common complaints. A second mortgage side-steps both: the first loan stays put and the new money is assessed on the property and the exit.
How quick are second mortgage loans to settle?
Quick second mortgage loans are usually approved the same day and settled within a few business days. The main variable is the first lender: many existing mortgage contracts ask the borrower to notify the bank, or get its consent, before another mortgage is registered. We read your first mortgage terms at the start so this never becomes a last-minute surprise.
The typical sequence:
- Day one. You enquire, we pull the title and look at the loan statement. Indicative approval often goes out the same afternoon.
- Day one or two. We finish our own assessment of the property, with no valuer to book, and loan documents are issued.
- Day two or three. You sign, the first lender is notified or consents, and settlement is booked.
- Settlement day. The second mortgage is lodged through the electronic settlement platform and funds are paid at the same moment. PEXA notes that on settlement, funds are exchanged electronically and eligible documents are lodged with the land registry, all online.
If the first lender is slow to respond and the deadline can’t move, we can sometimes start with a caveat and convert to a registered mortgage afterwards. That is a judgement call made with you, not a default.
What is a second mortgage business loan used for?
A second mortgage business loan can fund almost any genuine business need, as long as there is a clear repayment plan. Typical uses:
- Paying the ATO. Clearing a tax debt fast. Since 1 July 2025 the ATO’s general interest charge is no longer tax deductible, so letting a tax debt sit is now more expensive than it used to be.
- Buying a business or a partner’s share. Completing the deposit or the full price while the longer-term funding is arranged.
- Equipment and fit-out. Paying for plant, vehicles or a shop fit-out where the supplier wants cash now.
- Working capital. Funding a big contract until the client pays.
- Consolidating expensive short-term debt. Replacing several high-cost facilities with one secured loan and one exit.
Private lending of this kind is priced above bank money. It earns its place when the speed or flexibility solves a problem that waiting would make worse.
Who qualifies for a quick second mortgage?
You qualify when there is enough equity in the property, the loan is for a business purpose, and there is a believable way to repay it. Credit history matters far less than it does with a bank. Past defaults, an old ATO debt or a recent bank decline won’t automatically rule you out; the property and the exit carry the decision.
What does make a difference:
- The first mortgage is up to date, or the arrears can be cleared as part of the deal.
- Every owner on title is willing to sign.
- The property is a type we can assess and sell if needed: houses, units, shops, offices, warehouses, mixed-use buildings.
- The purpose and exit add up.
If those four are in place, send your second mortgage enquiry and we will come back with an answer quickly.
Is a second mortgage on commercial property different from one on your home?
The process is the same, but the assessment leans on different things. With a home, value is easy to establish from nearby sales and the market for buyers is deep, so approvals tend to be quicker and the equity buffer can be a little leaner. With commercial property, the lease does a lot of the work: a long lease to a reliable tenant supports value, while a vacant shop or a building leased to the borrower’s own struggling business needs more care.
A few practical differences to expect:
- No valuation needed. We assess commercial property ourselves, just as we do homes, so there is no valuer to book and no valuation fee. A current lease or recent sales of similar buildings helps us move faster.
- Ownership. Commercial property is often held in a company or trust, so we will ask for the structure documents early.
- Existing lender. Commercial bank loans frequently carry covenants and review dates. Tell us when your next review is due so the second mortgage doesn’t collide with it.
- Family considerations. Some owners prefer to keep the home out of the deal entirely. If the premises carry enough equity on their own, that is usually achievable.
Either way, the questions are the same: what is it worth, what is owed, and how does the money come back.
Should you use a second mortgage or a caveat loan?
Use a second mortgage when you have a few days and the loan is larger or longer; use a caveat loan when every hour counts. A registered mortgage gives the lender firmer security, which can suit bigger amounts. A caveat avoids waiting for the first lender, which suits the most urgent files. Our side-by-side guide explains how we decide, and the caveat loans page covers that route in detail.
If the existing bank debt is the problem and you want to replace it entirely, a private first mortgage might be the better structure. You can compare every option on the products page.
Illustrative example: second mortgage for a stock opportunity
Illustrative example: a Melbourne homewares wholesaler is offered a liquidated competitor’s inventory for $400,000, payable within ten days. Her bank says a facility review will take six weeks. She owns a factory unit worth $1,300,000 with $500,000 owing to the bank. We approve a $420,000 second mortgage the day she calls, documents go out the next morning, the bank is notified, and settlement happens on day four. She sells the stock over the next five months and repays the loan from those sales. Her bank loan never changed.
What slows a second mortgage down?
Most delays come from three places: the first lender, missing owners, and unclear numbers. The fix is the same for all of them — deal with them on day one.
- First lender. Have your latest loan statement and the lender’s contact details ready.
- Owners. If someone on title is travelling, arrange signing early; a remote signing can be organised.
- Numbers. Give us the true payout figure on the bank loan, including any arrears, and any other debts registered against the property.
- Structure. If the property sits in a trust or a company, have the trust deed or company details on hand.
Ready to move on your second mortgage?
When there is equity in the property and the clock is running, the quickest path is a straight conversation. Asking us doesn’t involve a credit check. We don’t push your file out to a crowd of lenders. Someone experienced in urgent property lending reads it, and you get a clear answer fast, including a clear no if the deal doesn’t stack up.
Please fill in the details accurately: the property, the real first mortgage balance and the honest exit. Correct answers up front mean no nasty surprises later. Get your fast second mortgage started or call 1300 852 150.

Second mortgages: your questions answered
Will a second mortgage change my repayments to the bank?
No. Your first mortgage carries on exactly as before: same repayments, same due dates, same lender. The second mortgage is a separate loan with its own terms. Many borrowers choose to have the second mortgage interest prepaid or added to the loan so there is only one payment to watch during the term.
What happens to the second mortgage if I sell the property?
At settlement the sale proceeds pay out the first mortgage, then our second mortgage, and the balance goes to you. Both mortgages are discharged on the same day through the electronic settlement, and the buyer receives a clear title. A sale is one of the cleanest exits for a second mortgage.
Can I get a second mortgage on an investment property rather than my home?
Yes. Investment houses, units, shops, offices and warehouses can all secure a second mortgage for a business purpose. Tenanted commercial property is often easy to assess because the lease supports the price. What we need is a clear picture of the existing debt and the equity left over.
How is a second mortgage different from a line of credit from my bank?
A bank line of credit usually means the bank reassesses your whole position, financials included, and that takes weeks. A private second mortgage is assessed mainly on the property and the exit, so it is faster and more flexible on credit history, but it costs more and is meant for a shorter term.
Can a second mortgage be refinanced into the first mortgage later?
Often that is the plan. Once the urgent need has passed and your books are up to date, you can approach a bank or longer-term lender to roll both loans into one. We discharge our mortgage at that refinance settlement and the arrangement ends there.
Is there a minimum term on a second mortgage?
Second mortgages are set for a short fixed term that matches your exit, commonly a few months up to around a year or so depending on the deal. Repaying early is normal and expected when the exit arrives sooner. Ask about early repayment when you get your offer so you know exactly how it works.
