Secured business loans

Fast secured business loans backed by property

Fast secured business loans from $20,000 to $5m using residential or commercial property as security. Same-day approval common, low-doc options available.

The short answer

Fast secured business loans use real property, such as the business premises, a director's home or an investment property, as security for a short-term loan. Because the lender relies on the property's value and a clear repayment plan rather than years of financials, approval can come the same day and funds can follow within 24 hours on clean files. Loans run from $20,000 to $5,000,000.

  • Security can be a first mortgage, a second mortgage or a caveat
  • Borrow against business premises, a director's home or a guarantor's property
  • Bigger amounts and faster answers than unsecured lending
  • Credit history and missing financials matter less when the equity is solid

Fast secured business loans are short-term loans where real property stands behind the debt. The property can be the business’s own premises, a director’s home, an investment property or a guarantor’s property, and the lender takes a first mortgage, second mortgage or caveat over it. At BizLoansFast we lend $20,000 to $5,000,000 this way, with same-day approval common when the property and the purpose are clear.

Security is what turns a slow, paperwork-heavy decision into a quick one. The property does most of the talking.

Why does property security make a business loan faster?

Property security makes a loan faster because the lender can rely on something it can verify in hours: the title, the value and the debt already against it. Without security, a lender has to model your future cash flow from financials, bank statements and credit files, and that takes time and leaves less room for anything unusual.

The Reserve Bank’s October 2025 Bulletin shows how central security is to small business lending in Australia. Unsecured credit has stayed below 5 per cent of SME credit in recent years, and new loans secured with residential property are on average four and a half times as large as loans secured by other assets. In plain terms: property opens the door to larger amounts, and it is how most business lending in this country actually gets done.

What are the options for property secured business loans?

Property secured business loans come in three forms, and the right one depends on what is already on the title and how fast you need the money.

Security type How it works Best when Speed
First mortgage Our mortgage sits first on title; any existing loan is paid out Property is clear or you are leaving the bank Fast, days
Second mortgage Registered behind the existing bank loan Bank loan stays; you have a few days Fast, a few days
Caveat Our interest is noted on title, no bank involvement needed Every hour matters Fastest, often 24 to 48 hours

You don’t need to pick the structure before you enquire. Tell us the property, the existing debt and the deadline, and we will recommend the one that gets you there cleanly. Each has its own page: private first mortgages, second mortgages and caveat loans.

What property can you get a business loan against?

You can get a business loan against most Australian residential and commercial property, whether it is owned by the business, a director or someone willing to guarantee the loan.

Commonly accepted:

  • Owner-occupied homes, including the director’s family home.
  • Investment houses, townhouses and apartments.
  • Shops, offices, consulting rooms and showrooms.
  • Warehouses, factories and industrial units.
  • Mixed-use properties.

Properties that need more work: vacant land, rural acreage, partly built projects and highly specialised buildings. These aren’t automatically ruled out, and we still assess them ourselves with no valuation needed, but they usually need more equity and a stronger exit.

The property doesn’t need to be in the same state as the business. A Sydney company can borrow against a director’s investment unit in Adelaide, for example. What matters is that every owner on title signs.

How much can you borrow with a secured business loan?

You can borrow from $20,000 to $5,000,000, and the amount for your deal depends on three things: what the property is worth, what is already owed against it, and how strong the exit is.

We start from the value, take away existing debt, and then lend a sensible portion of the remaining equity so there is a buffer if the property sells for less or the exit is late. Stronger exits and more saleable properties support larger loans. If one property doesn’t carry the whole amount, a second property can be added as security.

Run your own numbers through our property equity calculator before you enquire. It won’t give you an approval, but it will show whether the equity is in the right range.

Which property should you offer as security?

Offer the property that gets the job done with the least disruption: enough equity, easy to assess, and owned by people who are comfortable signing. When an owner has a choice, these are the questions we work through together:

  • Which has the most equity after existing debt? Using one property with plenty of room is simpler than stacking two with thin margins.
  • Which is easiest to assess quickly? A suburban house or a tenanted shop is faster than a rural block or a purpose-built facility.
  • Who owns it? A property in one director’s name needs one set of signatures; a property held by a trust with several beneficiaries may need more paperwork.
  • What is the existing lender like? If the bank on one property has a review coming up, it may be better to secure against the other.
  • How does the family feel? Plenty of owners would rather leave the home off the title if the business premises can carry the loan alone.

There is no prize for using the biggest property. The right security is the one that settles quickly and comes off the title cleanly at the exit.

What do you need for a fast secured business loan?

For a fast secured business loan you need proof of who you are, proof of the property and its debt, and a believable plan to repay. The core list:

  1. ID for all borrowers, directors, guarantors and owners on title.
  2. The security property’s address, rates notice and current loan statements.
  3. What you think the property is worth. A recent appraisal or nearby sales help, but no valuation is needed.
  4. A clear statement of what the money is for.
  5. Proof of the exit: a contract of sale, refinance approval, contract payment schedule or similar.
  6. Company or trust details where relevant.

In many property-secured deals, that is all. Tax returns and full financial statements aren’t always needed, because the security and the exit carry the decision. That is the low-doc advantage of secured lending, covered further on our low doc business loans page.

When everything on that list is ready, send your secured loan enquiry and we can usually come back the same day.

Can you get a secured business loan with bad credit?

Yes. Bad credit is one of the most common reasons businesses come to a secured private lender. Defaults, late payments, a past ATO debt or a recent bank decline all count for less when the loan is well covered by property and the exit is clear.

Tax debt is a frequent trigger. The ATO can report a business’s tax debt to credit bureaus once at least $100,000 is more than 90 days overdue and the business isn’t engaging with it, and that listing can make bank finance much harder. For debts of $200,000 or less, the ATO says a payment plan can often be set up online; when the debt is larger, or a plan won’t fix the bigger problem, a secured loan that clears it in full is a practical alternative. See our page on business loans for tax debt.

The trade-off is cost. Fast secured private money is priced above bank lending, and it makes sense when speed, flexibility or simply getting a yes is worth more than the difference.

Illustrative example: secured loan for a contract opportunity

Illustrative example: an Adelaide civil contractor wins a council subcontract but needs $350,000 for equipment hire, materials and wages before the first progress claim is paid in nine weeks. The bank wants updated accounts and a six-week assessment. The two directors own a home worth around $950,000 with $380,000 owing, and the business owns a small yard worth about $600,000 with no debt.

We approve a $350,000 first mortgage over the yard on the day of enquiry, leaving the home untouched. Funds are paid three business days later. Two progress claims later, the loan is repaid in full and the mortgage is discharged.

When does an unsecured option make more sense?

An unsecured option makes sense when the business has no property to offer, the amount is smaller, and it has strong, regular turnover. For trading businesses without property, short-term unsecured cash-flow funding can sometimes be arranged, typically $5,000 to $500,000, sized on turnover and bank statements. It is quicker to set up but smaller, and usually dearer than a secured loan. Our guide to secured vs unsecured business loans compares them in detail, and you can see all loan types on the products page.

Secured loans: your questions answered

Can the business borrow against property it doesn't own?

Yes, if the owner agrees to provide it as security. A director, a family member or a business partner can offer their property, and they sign as guarantor and mortgagor. They need to understand that the property backs the loan, and every owner on that title must sign the documents.

How quickly is a property-secured business loan released after the loan is repaid?

The security is released at the same time the loan is paid out. With an electronic settlement, the discharge of mortgage or withdrawal of caveat is lodged as part of the repayment transaction, so the title is clear on the day. If you are repaying from your own funds, we arrange the release as soon as the money clears.

Can I use a property that is still under construction?

Sometimes. A partly built property is harder to value and harder to sell, so we usually look for other security alongside it or a strong, near-term exit such as completion and sale. A completed building, even if it isn't yet tenanted, is far easier to lend against.

Does a secured business loan affect my ability to get a home loan later?

While the loan is in place, the security sits on the title and the debt appears in any new lender's assessment, so time a home loan application for after the exit if you can. Once our loan is repaid and the security is released, it no longer affects your borrowing.

Can I repay a secured business loan early?

Yes. Short-term secured loans are built around an exit, and exits often arrive sooner than expected. Your offer spells out exactly how early repayment works and what, if anything, applies when you pay out ahead of schedule. Read that section and ask us about anything unclear before you sign.

Is a valuation required for a secured loan?

Not with us. We never order valuations: we assess the property ourselves, so there is no valuer to book, no valuation fee and no waiting for a report. Tell us what you think it's worth; recent comparable sales or an agent's appraisal help us move faster but aren't required. Banks usually order a formal valuation, which can add days or weeks.
