Fast commercial loans secured by property

Fast commercial loans from $20,000 to $5m against commercial or residential property. Same-day answers, quick settlement and a clear exit plan from day one.

The short answer

A fast commercial loan is a short-term business loan secured by a registered mortgage or caveat over commercial or residential property, approved on the strength of the security and the exit rather than months of bank paperwork. BizLoansFast lends $20,000 to $5,000,000 this way. Approval often comes the same day once the property and purpose are clear, and most files settle within a few business days.

  • Secured by offices, warehouses, shops, mixed-use buildings or a director's home
  • Same-day approval is common when the security and the purpose are clear
  • Business financials aren't always needed when the property carries the deal
  • Built to bridge to a sale, a bank refinance or a lease-up

Fast commercial loans are short-term business loans secured by property, approved on the value of the security and the strength of the exit rather than a long credit committee process. At BizLoansFast we lend from $20,000 to $5,000,000 against offices, warehouses, shops, mixed-use buildings and, where it helps, a director’s home. Approval is often same day, and most deals settle within a few business days.

The bank is still the right home for long-term commercial debt. A fast commercial loan is for the moments when the bank can’t move at the speed the deal demands, or won’t look at it at all.

When does a fast commercial loan make sense?

A fast commercial loan makes sense when a commercial deadline is fixed and the bank’s timetable isn’t. The common triggers we see across the desk:

  • A purchase with a short settlement. You’ve signed for a warehouse or the shop next door, and the bank’s valuation and credit approval won’t be back before the settlement date.
  • A maturing facility. A commercial loan has hit its expiry date and the existing lender won’t roll it, or wants it repaid while a new bank application grinds through.
  • Equity sitting idle. You own your premises outright or nearly so, and the business needs that equity for a contract, a tax bill or an acquisition this week, not next quarter.
  • A partner buyout. One owner is leaving and wants paying out on a set date.
  • A bank decline. Your trading history has a bad year in it, there’s a default on file, or the accounts aren’t lodged, and the bank has said no even though the property is strong.

Fresh data from the Reserve Bank shows how common the last point is. Its October 2025 Bulletin found around one in five small and medium businesses reported difficulty getting finance, with strict lender requirements and long processing times among the main reasons. The same report noted that growth in fixed-term SME lending has been driven mostly by loans for buying property, general business purposes and construction. Commercial property is where a lot of business borrowing happens, and where waiting costs real money.

How quickly can a commercial property loan settle?

A fast commercial property loan can be approved the same day and settled within a few business days once documents are signed. There is no valuation to wait on, because we assess the property ourselves. Funds can land within 24 hours on the most straightforward files. The table below is how a typical clean deal runs.

Stage What happens Typical timing
Enquiry You give us the address, the value, the debt, the amount and the deadline 60 seconds online, or one phone call
Indicative answer An experienced lender looks at the title, the purpose and the exit Usually the same day
Property check We assess the building ourselves: no valuer to book, no valuation fee, no report to wait for Same day, alongside the answer
Documents Loan documents issued straight after approval, signed with your solicitor One to two days
Settlement Mortgage or caveat registered, funds paid out Booked as soon as conditions are met

What decides whether you’re at the quick end of that range is preparation. A current lease schedule, the latest council rates notice, a statement from any existing lender and a clear one-paragraph explanation of the exit can take days off the process.

What commercial property can be used as security?

Most commercial property in a recognised Australian location can be used as security, but lenders treat each type differently. When we assess a building ourselves, we ask two questions: how easily could this building be sold if it had to be, and how much of its value depends on a single tenant or a single use?

Property type What we look at How it usually goes
Warehouse or industrial unit Location, access, condition, lease terms Strong, well-understood security
Retail shop or strip shop Tenant, foot traffic, vacancy nearby Good on established strips
Office, including strata office Building quality, vacancy, strata levies Good in established centres
Mixed-use (shop with residence above) Both components and zoning Often very good, broad buyer pool
Specialised property (childcare, service station, medical suites) How narrow the buyer pool is Workable, sometimes with added security
Vacant commercial land Zoning, location, holding costs Harder alone, cleaner with a second property

When a commercial building is borderline on its own, the practical fix is often to add a residential property, such as a director’s home or an investment unit, as extra security. That combination can turn a slow, marginal application into a fast, comfortable one.

Fast commercial loan or bank commercial mortgage?

A fast commercial loan wins on speed, flexibility and credit tolerance; a bank commercial mortgage wins on cost and term. Plenty of businesses use both, one after the other: fast money to secure the deal, bank money once the dust has settled.

Fast commercial loan Bank commercial mortgage
Speed to answer Same day is common Often weeks
Business financials Not always required on property-secured deals Usually two years plus forecasts
Credit history Defaults and past declines can be accepted Tight
Term Short, linked to an exit Long
Cost Higher Lower
Best for Deadlines, gaps, declines, equity release Long-term holding of the property

Fast private money costs more than a bank loan. It’s for when speed or flexibility is worth more than the difference, and when the plan is to be out of it quickly.

What does a lender need to see for a commercial mortgage with quick settlement?

To get a commercial mortgage with quick settlement, have the property facts and the exit ready before you call. Here is what a fast lender works from:

  1. Title details for every property offered as security, including who owns it (company, trust or individual).
  2. Existing debt: a recent statement or payout letter from any current lender.
  3. Leases and a tenancy schedule if the building is income-producing, or confirmation it’s owner-occupied.
  4. Purpose: what the money is for, in a sentence, with a contract or invoice if there is one.
  5. Exit: how the loan gets repaid, and roughly when.
  6. Identification for directors and guarantors.

On many property-secured deals we don’t need tax returns or a profit and loss statement at all, because the security and the exit carry the decision. For the full list and what changes it, see our guide to documents needed for a business loan. Which loan structure settles fastest on commercial property?

The fastest structure depends on what is already registered on the title. Each option has a place:

  • First mortgage. Used when the property is unencumbered, or when the loan pays out the existing lender. Read more on private first mortgage business loans.
  • Second mortgage. Sits behind the bank, leaving the bank loan untouched. Some banks need to consent first. See how a fast second mortgage works.
  • Caveat. Lodged against the title to secure the loan, often the quickest route when time is the problem and the first lender’s consent would slow things down.

If the money is needed to cover a gap between buying one property and selling another, a fast bridging loan is usually the better fit. If you’re developing rather than buying, look at our page on commercial development loans.

What exit works for a short-term commercial loan?

A good exit is a specific, believable event that repays the loan in full on a known timeline. For commercial property, the three exits we see most:

  • Refinance to a bank once the bank has completed its own valuation, the accounts are lodged or a credit blemish has aged. Our business loan refinancing page covers how that hand-over works.
  • Sale of the security property or another asset, with the agent’s appraisal and a realistic campaign timeline.
  • Lease-up, where a vacant or part-vacant building is leased and then refinanced on its improved income.

Tell us the exit honestly. A modest exit that’s certain gets approved faster than an ambitious one that depends on everything going right. You can start your commercial loan enquiry here and we’ll test the exit with you on the first call.

Illustrative example: securing a warehouse before settlement day

Illustrative example: a fabrication business signs a contract to buy the warehouse it leases for $2,000,000, with a 30-day settlement. The bank’s approval stalls at day 20 because the valuer is booked out and the business’s latest accounts aren’t lodged.

The owners have a family home worth $1,500,000 with $300,000 owing. We structure a first mortgage over the warehouse plus a second mortgage over the home to provide the purchase funds the bank was meant to supply. Approval comes back the day they call, we assess both properties ourselves with no valuer to wait on, and the purchase settles on time with no penalty interest under the contract.

Six months later the accounts are lodged, the bank completes its own process, and the business refinances into a long-term commercial mortgage. Our loan is repaid and the second mortgage over the home comes off the title.

Commercial loans: your questions answered

Can I use a fast commercial loan to pay a deposit on a commercial property?

Yes. Business owners often secure a deposit or a top-up against property they already own, such as a director's home or an existing factory, so they can exchange contracts without waiting on the bank. The loan is then cleared when the main purchase finance settles or when the asset is refinanced. We need to see the contract and the funding plan for the balance.

Do you lend against vacant commercial land?

Vacant land is harder security than a built, leased property because it produces no income and has a thinner pool of buyers. It can still work when the land is well located, zoned for a clear use, and backed by a firm exit. Often the cleaner answer is to add a second property as security so the total package stands up comfortably.

Will the lender contact my tenants?

No. We read the leases and the tenancy schedule you provide and assess the building ourselves, with no valuer involved, and your tenants are not approached about your loan. If a lease is close to expiry, tell us upfront and explain whether the tenant is renewing, because that shapes how we see the property.

Can the commercial property be owned by a company or family trust?

Yes. Plenty of commercial buildings sit in a company or a trust, and that's fine as security. We need the trust deed or company details so the right parties sign, and the directors or trustees usually guarantee the loan. Getting those documents to us early is one of the simplest ways to keep a commercial settlement on schedule.

Can a fast commercial loan sit behind my existing bank mortgage?

Yes, as a second mortgage or a caveat, provided the equity behind the bank's debt is enough and the purpose is clear. Some banks must consent before a second mortgage is registered, which takes time, so a caveat is often used when the deadline is tight. We work out which structure will settle fastest on your title.
